Role: 5to9 Group - Owner-Builder
Duties: Principal on project. Responsibilities included leading the entire development effort from acquisition through disposition. Hired and led the A/E team. Was lead with permitting process with City of Los Angeles Planning and B&S departments. Acted as Owner-Builder throughout construction. Negotiated and contracted with subcontractors, vendors and suppliers. Oversaw and facilitated all city and deputy inspections and scheduled construction observations with A/E team as needed. Generated and implemented daily, weekly and monthly schedules. Processed all payment applications, ensuring that both conditional and unconditional releases were received timely. Made sure to secure insurance certificates from all sub-contractors. Obtained final clearances for Certificate of Occupancy. Hired and managed the sales team through disposition.
